The following charts use statistical analysis to break down how the housing market is evolving in the Treasure Valley over time, from median rent and housing prices to the number of new listings in surrounding counties.
All of the graphs below update automatically, keeping you up to date on the latest housing situation in the Boise area. Data for all zip codes will not be available occasionally using the provided data source.
Median home value change by ZIP code
Boise-area home prices are rising over four times as fast as income in Ada County. In the last 12 months, all ZIP codes with available data in Ada and Canyon County have seen house prices rise. Data is from real estate marketplace Zillow.
Percent difference of sale to listing price by ZIP code
Although Treasure Valley home prices keep going up, in part because of mortgage rates, the percent difference in the sale of houses compared to their list price remains steady. Data is from real estate brokerage company Redfin.
Percent change of active home listings by ZIP code
The search for affordable and available housing is becoming “impossible” for some families in the Treasure Valley. Across most of the Valley, home listings have decreased over the last year, aside from a couple of ZIP codes around Boise and Caldwell. Data is compiled by Redfin.
Median home sale price by county
After housing prices in Ada County shot up in 2021, Canyon County prices are following suit in 2022. The following graph compares the average sale price of houses in each county each month since January 2021. Data is compiled by Redfin.

New data in April showed that Boise is among the 44% of U.S. housing markets where it makes more sense to rent than buy a house. In the last 12 months, according to data for the available ZIP codes, Treasure Valley rentals have still seen a price increase. Data is from rental and housing data website RentHub.
Median rent change over time by ZIP code
Rental prices in downtown Boise have remained relatively level and have even decreased occasionally over the past year. But outside of the downtown area, building costs for apartments are soaring, resulting in higher rent prices. The following graph compares two downtown ZIP codes — 83702 and 83703 — with two Meridian ZIP codes, 83642 and 83646. Data is from RentHub.
