Boise
Mike Irwin, of California-based AMH Development LLC, is preparing to build 48 houses at 2484 S. Monitor Way in Southwest Boise near Molenaar Park.
The development, being called Monitor Way Subdivision, is in a zone that allows single-family residential, suburban. Irwin’s application calls for six common lots in the subdivision.

MJV Properties LLC is trying to build 23 houses in West Boise.
Plans for the project call for building houses on 23 lots while leaving two common lots. The development is at 915 N. Shamrock St. and is being called Abracadabra Subdivision No. 2.
The company has applied for a preliminary subdivision permit, a planned unit development permit and annexation/rezone. The rezoning application calls for changing 3 acres from A-1 (open lands, parks) to R-1C (single-family residential).

Gem State Planning’s Jane Suggs met with city planners to discuss building 23 houses and creating five common lots at 7735 W. Victory Road in Southwest Boise.
The property is owned by Open Door Rentals LLC, according to Ada County records. Homebuilder Corey Barton is the registered agent for Open Door Rentals LLC, according to the Secretary of State’s office.
The proposal discussed at the pre-application conference would include annexing 7.6 acres and the adjacent right of way into the city.

Jim Merkle, a developer for Milstick Properties LLC, is trying to turn a health clinic into 24 apartments.
Community Health Clinics Inc. owns the property at 408 N. Allumbaugh St. on the Boise Bench. Merkle’s application calls for building two three-story buildings with 12 apartment units in each building.
There would be six one-bedroom units and six two-bedroom units in each building.

Meridian Development Co. LLC is making plans to build 18 living units in three duplexes and three fourplexes at 3091 N. Maple Grove Road near the southwest corner of North Maple Grove Road and West Ustick Road in Northwest Boise.
Each unit would have three stories with two bedrooms and an enclosed two-car garage, according to the application filed with the city. The project is being named The Grove 2.
Nearby, The Grove 1 has been proposed at 2955 N. Maple Grove Road. This development would have 10 apartments in two duplexes and two triplexes.

Reconstruction of the former Los Mariachis Mexican Restaurant building at 6565 W. Fairview Ave. is underway. The building burned in a 2019 fire.
The new tenant won’t be Los Mariachis, though, according to previous Idaho Statesman reporting.
Brandon Robert McCurdy, of the construction company EKC, Inc., filed an application to rebuild the restaurant. The new building “mimics the original building’s design with modern updates to bring it up to code requirements,” the application says.

Kal Pacific & Associates wants to build a 1,925 square foot Black Rock coffee shop at 3691 N. Harbor Lane in Northwest Boise off West State Street.
Plans include indoor and patio space for customers, parking, pedestrian and bicycle facilities and a drive-thru.
The real estate development company is applying for a rezoning application to make a modification to a previous development agreement in order to include a drive-thru as an allowed use on the property.

Neamah Ahmed wants to operate a barber shop inside the same building as WinCo Foods near Julia Davis Park.
Ahmed’s application is for 116 E. Myrtle St. The barber shop would have six stations. Since WinCo Foods owns the space, their CFO David Butler has signed off on the use of the space.

Halo Salon is looking at moving to 5987 W. Overland Road on the southeast corner of West Overland Road and South Barlow Lane on the Boise Bench. The application calls for minor tenant improvements to the space.
There’s a business named Halo Salon located at 4212 Emerald St.

Nampa
Homebuilder Corey Barton seeks to develop two properties in Nampa.
One, Wood Poppy, would be located on Northside Boulevard and include 74 apartments. The other would be the nearby Valente Subdivision, located at the southeast corner of Ustick Road and Northside Boulevard. It would include 116 houses on 37.7 acres.
The Valente Subdivision would “provide homes for Nampa’s growing population,” wrote Jarom Wagoner, representing Barton, in the application. Wagoner is the mayor of Caldwell.
Wood Poppy was denied by the Nampa City Council in February but is scheduled to be reconsidered.
Wagoner wrote in the application that Barton would limit the buildings on the east boundary to be more compatible with the one-family homes next to the project. The eastern buildings would be one-story duplexes.
The Nampa development staff wrote that the annexation of Wood Poppy would create a path to annexation for Valente.
Both proposals are scheduled for the Nampa City Council to consider at 5:30 p.m. Monday, April 4, at City Hall.

Meridian
KB Homes Idaho LLC seeks to build 34 houses south of Harris Street and west of Meridian Road.
The third phase of the subdivision, Graycliff Estates, would be on five acres, the application said.
The amenities, a pool, pool house and playground, were constructed in previous phases of the subdivision, the application said.
The Meridian City Council is scheduled to hear the proposal at 4:30 p.m. on Tuesday, April, 19 at City Hall.

Chris Collett, a developer with Engineered Structures Inc., is looking to build 18 apartments in three six-plex buildings in the Modern Craftsman subdivision at 6410 Agrarian Ave.

A new Blue Bird Express car wash may be coming to 1475 S. Silverstone Way.
The car wash would have 6,923 square feet, according to the application.

Dr. John Malan seeks to build a dental office at 1554 S. Labrador Way.
According to the application, it would be a two-story 5,595-square-foot building.

Notable
Rent in Boise has increased 1% in the past month and 14.2% compared with a year ago, according to a new report from Apartment List, a rental platform. Boise’s year-over-year increase ranks 58th among the country’s largest 100 cities.
The median rent is $1,038 per month for a one-bedroom apartment and $1,232 per month for a two-bedroom.

Micron Technology Inc. reported sharply stronger sales in its latest quarter than in the same quarter a year ago.
The Boise memory-chip manufacturer reported $7.79 billion in revenue, compared with $6.24 billion a year earlier. Its net income, or profit, rose from $603 million a year ago to $2.26 billion in the latest quarter.
“Micron’s excellent second quarter results exceeded the high end of our guidance for both revenue and margin, reflecting our strong execution,” CEO Sanjay Mehrotra said in a news release. “We’re leading the industry in technology across DRAM and NAND, and our product portfolio momentum is accelerating.”
DRAM, dynamic random-access memory, provides temporary storage and is Micron’s principal product. NAND, a contraction of the mathematical term not-and, is a type of memory, also called flash memory, that provides permanent storage. Both types of memory are common in phones, computers and other devices.
Micron is the largest U.S. maker of memory chips.
