2 big apartment buildings near Boise State. Restaurants, coffee. What’s coming near you

The latest proposed developments, other construction projects and new businesses around Idaho’s Treasure Valley:

Boise

Two big apartment buildings by out-of-state developers aimed at serving Boise State University students appear to be on the verge of construction.

One is a five-story building with 180 apartments near the campus and the Greenbelt. The building is planned for 917 S. Lusk St., where it would replace a 17-year-old office building along the Boise River near the 9th Street Bridge.

Developer CA Ventures recently applied for a permit to begin building the foundation for the parking garage. Floors 2-5 include apartments, a fitness room, lounge areas and study rooms for students. The ground floor would have retail space.

The property is owned by California-based Rancho Coachello Properties, according to Ada County records.

The 175 apartments planned to replace a now-demolished affordably priced apartment complex on Boise Avenue near Boise State University are on their way to becoming reality.

Subtext Living, a Missouri development company, applied for a full building permit for The Verve at 1909 W. Boise Ave. and 2001 W. Boise Ave. Work on the site has been ongoing for months. Now, starting construction on the new apartments is next.

The building is planned to have three floors and 550 beds.

A developer has plans to build 48 apartments in West Boise. The Shamrock Apartments would be built in four 12-unit buildings at 1462 N. Shamrock St.

The permit would include all new construction, site work, grading, parking lot paving, walkways, landscaping, electrical, mechanical, and plumbing.

Leap Housing Solutions is getting ready to begin construction of 11 single-family houses in West Boise as part of its housing land trust.

Leap’s plan is for residents to purchase homes without buying the land underneath them in an arrangement similar to a community land trust that is designed to keep the property affordable in perpetuity.

Leap applied for a grading permit at 927 N. Shamrock St.

Gregory Strimple’s I and I Irie LLC owns property that is on track to become Barber Station Restaurant at 3083 E. Barber Valley Drive.

The one-story, 4,550-square-foot restaurant would have a kitchen, dining area and bar. The project includes site improvements like an outdoor patio and landscaping, according to an application.

Boise-based development company Barclay Group is moving ahead with its plans to create a gastropub in downtown Boise.

The new restaurant is on track for the second floor of the two-floor building at 620 W. Idaho St., where Louie’s Pizza & Italian Restaurant was until it closed in 2007. Barclay Group recently has applied for permits for various tenant improvements.

The gastropub is one of three planned tenants, including Spacebar, a bar known for its arcade games, which will move to the basement.

The building is next to Western Proper, which is also in a building owned by Barclay Group.

Congress has approved a $6.5 million medical training center for the Idaho Air National Guard at Gowen Field.

The 10,550 square-foot building, includes examination rooms, classrooms, and administrative and storage areas for the 124th Fighter Wing’s 124th Medical Group. The project will include the demolition of three old buildings on the site.

The Boise Bicycle Project could be expanding.

The nonprofit is located at 1027 S. Lusk St. An application filed with the city indicates it is “looking at moving into an existing space” at 1031 S. Lusk St., which is next door.

The location is just south of the Greenbelt and just east of Ann Morrison Park. Boise City Council Member Jimmy Hallyburton is the executive director and co-founder of Boise Bicycle Project.

A local tire store is proposing to expand into South Boise. American Tire & Auto Service already has locations in Nampa and Caldwell.

The landowner has proposed to build an 8,000-square-foot building at 2420 S. Orchard St., north of Interstate 84 near the Boise Airport.

Nampa

Trammell Crow has broken ground on the Kings Road Commerce Center in Nampa, according to a news release. It’s the first industrial development in Idaho for Trammell Crow, one of the nation’s largest commercial real estate developers.

The company plans to build 362,000 square feet of manufacturing and logistics space across three buildings at 2800 E. Comstock Ave.

Trammell Crow bought the 25 acres of land from Micron Technology. Construction is expected to be complete by the end of 2022.

Meridian

The Oaks Build to Rent LLC, a Scottsdale company, is looking to build 70 houses as part of Phase 2 of the Oakwind Estates subdivision.

The subdivision is located at 6180 W. McMillan Road. It would be on 8.8 acres.

The Meridian City Council is scheduled to hear the proposal at 4:30 p.m. on Tuesday, April 12 at City Hall.

Ken Lenz, of WL Victory Crossing LLC in Boise, wants to build a Black Rock Coffee shop at 3300 S. Eagle Road, south of Victory Road on the east side of Eagle.

The drive-thru shop would have 1,975 square feet and would be on a little less than an acre of land. It would be next to a drive-thru pharmacy, the application said.

The Meridian Planning and Zoning Commission is scheduled to hear the proposal at 6 p.m. on Thursday, May 19, at City Hall.

WestVet Animal Hospital has opened an urgent care center at 3030 S. Meridian Road, Suite 110.

The clinic is open from 10 a.m. to 8 p.m. daily. WestVet’s emergency hospital at 5024 W. Chinden Boulevard is open 24 hours a day.

Sale prices of Boise houses averaged 1% higher than the list prices in 2021, according to Porch, a company that offers services to homebuyers.

Porch used data from Redfin, a real estate brokerage. The national sale-to-list ratio was 1.2%.

In Boise, 37.8% of homes sold above asking, and 63.4% of homes were pending in less than two weeks. Nationally, 47.5% of homes sold above asking, and 52.6% of homes were pending in less than two weeks.

Zumper, a rental listing service, ranked Boise as the 32nd most expensive rental market in the country last month. The median price of one-bedroom and two-bedroom rentals were $1,420 and $1,510, respectively.

The price of one-bedroom rentals increased 14.5% since last year.

Zumper says its data is based on its own and some other sources’ current listings and excludes rentals not on the market.

Commercial interior design company Henriksen Butler has merged with Sprague Solutions, a Boise furniture supplier for more than 20 years.

Henriksen Butler, headquartered in Salt Lake City, has 260 employees in Utah, Idaho and Nevada, including 15 in Boise.

The company will continue to operate from Henriksen Butler’s existing Boise office at 401 W. Idaho St. and from the former Sprague Solutions studio at 615 W. Hays St. The company plans to open a new Boise showroom in early 2023.
