Hubble Homes proposes 380 houses—plus apartments and a new hospital—in NW Meridian
One of the Boise area’s largest homebuilders is planning a new subdivision with 380 houses, plus more apartments and a medical campus, in Meridian’s rapidly growing northwest.
Hubble Homes applied to build a subdivision called Prescott Ridge, which would be built on 126 acres of farmland, currently located in Ada County south of Chinden Boulevard and east of McDermott Road.
Of the 126 acres, 100 would be zoned for medium-density residential, which would include about 320 detached, single-family houses. Lot sizes would range from 4,440 to 11,200 square feet.
Another area would include 63 attached houses, or townhouses. Lots within this area would be about 2,037 square feet.
An area at the northeast corner of the site would be reserved for a future multifamily apartment complex.
“Hubble Homes hopes to provide a range of new construction for renters, new homeowners, first time homeowners, established homeowners, empty nesters and even retirees,” wrote Ryan Ortman, Hubble Homes’ chief operating officer in an email statement.
The neighborhood would be built in nine phases over four to five years, starting first with the detached, single-family homes, then the townhouses, and finally the apartment complex.
The application also includes a medical campus, to be built on 15 acres in the northwest part of the site, with services geared toward women’s health and pediatrics. At full build-out, the medical center would include a 90,000-square-foot medical office building and a 220,000-square-foot hospital with 90 beds — about the size of the St. Luke’s campus in Nampa.
As part of its application, Hubble Homes said it would donate a parcel to the West Ada School District to be used as a future school site.
New WinCo, Costco going in nearby
Meridian’s northwest section has rapidly grown in recent years. The school district is in the midst of building its new Owyhee High School at the intersection of Ustick and McDermott roads. Nearby, Trilogy Development is building a 401-house subdivision at the southwest corner of North McDermott Road and West McMillan Road.
“Property within the city of Meridian is highly desirable,” Ortman wrote. “The location will be very accessible to the future Idaho 16, I-84 to Idaho 44 Corridor and the Chinden Boulevard (U.S. 20/26) Expressway.”
Commercial development has followed. WinCo is building a new store at Chinden Boulevard and Linder Road. A few miles away, Costco is building a new store at Chinden and Ten Mile Road.
The Meridian Planning and Zoning Commission is set to hold a public hearing on the Prescott Ridge application at 6 p.m. July 16 at Meridian City Hall, 33 E. Broadway Ave.
