Apartments. McDonald’s. A change at Roaring Springs. What’s coming to your neighborhood

The latest proposed developments, housing and other construction projects, and new businesses around Idaho’s Treasure Valley:

Boise

A newly opened apartment complex along the Boise River near downtown and Boise State University has just been sold to an out-of-state company and renamed. So has a second apartment complex in Meridian.

Cortland, an Atlanta real estate investment, development and management business, bought The Addison, a complex of 237 apartments completed last year by Gardner Co. at 749 E. Park Blvd., and renamed it Cortland on the River. (The Addison was originally named Park Place Apartments.)

Rents are aimed at the relatively affluent: Units available on Monday, June 13, ranged from $1,715 a month for a one-bedroom, one-bathroom unit to $2,490 for a two-bed, two-bath unit. Boise’s median rents are $1,192 for a one-bedroom apartment and $1,408 for a two-bedroom unit, Apartment List reports.

Cortland also bought Franklin and Ten Mile, a complex of 368 apartments at 3800 W. Perugia St. in Meridian, and renamed it Cortland at Ten Mile. The apartments previously were owned by SOA (Silver Oaks Apartments) Phase 1, whose executive manager is David M. Cooper, of Eagle.

Units available this week as of Monday, June 13, started at $1,544 for a one-bedroom to $2,043 for a three-bedroom.

Sale prices were not disclosed. Gardner said previously that The Addison cost $40 million to build.

The purchases are the second and third recent ones in the Boise market by Cortland. The company bought Indigo, a complex at 1871 South Spanish Fork Way in Meridian, last year from The Wolff Co., which had developed it, and renamed it Cortland South Meridian. That complex is south of Overland Road and west of Linder Road.

Eighteen apartments building are proposed at 5033 W. State St., west of Collister Drive and next to a Starbucks.

According to a site plan filed with the city, the Lofts at Lake Harbor would have one bedroom each. According to a document describing a pre-application meeting with city planners, the proposal is for a three-story building with six two-bedroom units and 12 one-bedroom units.

Richard Wilmot, of Chrysalis Architecture is listed as the project’s applicant. A developer is not listed. The property is owned by RDL Concepts Inc.

The Boise City Council quashed an effort by neighbors to have Interfaith Sanctuary’s approval to relocate its homeless shelter to State Street reconsidered.

In April, the council overturned the Planning and Zoning Commission’s decision to deny the permit.

After the council held to its previous decision at its Tuesday, June 14, meeting, the Veterans Park Neighborhood Association said it would take the matter to court.

The Boise City Council has approved the rezoning of 4.8 acres along South Federal Way to allow for Micron Technology to build a day care center.

Boise’s largest for-profit employer plans to build a center that would allow up to 208 children to be cared for.

A Micron architect, Paul Marcolina, told the council on Tuesday, June 14, that he expects the center to reduce strain on local day care businesses, which up to now have been caring for the children of employees.

A new industrial building is getting closer to being built.

Boise Gateway Industrial Park Building 3 would be located near other industrial buildings at 2500 E. Freight St. in Southeast Boise, near Interstate-84 and on the southwest corner of South Eisenman Road and East WinCo Court.

The building would provide 185,304 square feet for speculative warehouse and distribution use.

The city of Boise owns the property, according to city filings, and is applying for design review.

Another industrial building near South Eisenman Road is nearing construction too.

Kansas City-based Flint Development applied for a building permit to begin construction on Red River Commerce Center Building C.

The building, at 7031 S. Eisenman Road, near Idaho Ice World and the former Boise Factory Outlets, would be part of a three-building complex making up the Red River Commerce Center, which is set to house 392,062 square feet of industrial space.

The Root Beer Store leased 7,144 square of retail space at 404 S. 8th St. in the 8th Street Marketplace, Cushman & Wakefield Pacific reports.

Bluebird Carwash is getting closer to completion. The business is at 3310 W. State St. near Veterans Memorial Park and the Boise River.

Bluebird State LLC owns the property and is developing the project. That company’s registered agent is Michael Fery, who is also the CEO of Rocky Mountain Cos. Rocky Mountain Cos. has developed several commercial projects in Boise, including redeveloping the historic building at 805 W. Idaho St. at the corner of Idaho and Main streets, hotels and health clinics and other car washes.

After being in the planning process for more than a year, the car wash received a plumbing permit. It received other building permits earlier this year.

Meridian

Roaring Springs wants to build a food and beverage building as part of its expansion of the water park.

The new building would be one story to house kitchen equipment for food service at the park. The building would also include an outdoor bar area, the application said.

Ada County

The Ada County Planning and Zoning Commission is scheduled to hold a public hearing in August about an amendment to the Dry Creek Ranch subdivision’s comprehensive plan regarding schools.

“The proposed modification would change the requirement for Dry Creek Ranch to donate a school site to West Ada School District, and instead allow the site to be utilized for any public-school entity, including charter schools,” according to public service announcement from Ada County.

The hearing will be at 6 p.m. Thursday, Aug. 11.

Star

McDonald’s Real Estate Co. LLC purchased 0.9 acres of land at 10474 W. State St., TOK Commercial reported.

Notable

The Ada County commissioners are working on their upcoming budget for the next fiscal year, which begins on Oct. 1. The commissioners will take public testimony from 5 to 6:30 p.m. Thursday, June 16, at the Ada County Courthouse.

That’s 60 cents higher than a month earlier and $1.81 more than a year earlier, AAA said in a news release.

“Crude oil supplies are tight, summer fuel demand is on the rise, and drivers are stuck in the middle,” said AAA Idaho public affairs director Matthew Conde in the release. “With no immediate relief in sight, Idaho families continue to be under enormous pressure to find ways to make long-awaited vacations, and in some cases, the daily commute and regular errands, possible.”

The national average was up 14 cents to $5.01.
