The latest proposed developments, other construction projects and new businesses around Idaho’s Treasure Valley:
Boise
Endurance Holdings LLC applied to build 45 single-family homes as part of a project called Barnwood No. 3.
Though the project does not include an address on the application, Barnwood is the name of an area within the proposed Locale subdivision in Southwest Boise.
Corey Barton is listed as Endurance Holdings LLC’s registered agent, according to the Secretary of State’s website. Barton’s CBH Homes is heading the Locale project, which is set to include around 2,000 homes.

A developer seeks to build a 126-unit apartment building at 400 W. Parkcenter Blvd., just south of the Boise River and east of the intersection of West Parkcenter Boulevard and West Beacon Street.
The proposal features studios and one- and two-bedroom apartments along with “residential amenities” and a five-level parking garage wrapped by the five-story building.

BVA Development LLC is making plans to develop 160 acres of land “south of the Boise area,” according to an application filed to the city.
The project, named Pleasant Valley 520, is planned to be a combination of industrial and commercial buildings near 5110 W. Lake Hazel Road.
The application calls for 16 buildable lots/units and a proposal for a private street extending from Lake Hazel, through the site and connecting on a future road on the north side of the site.

Meridian
An Atlanta company that develops and manages multifamily residential properties has acquired Indigo, a 336-unit apartment complex.
Cortland bought Indigo, at 1871 South Spanish Fork Way, from The Wolff Co., which developed it, and renamed it Cortland South Meridian. The complex is south of Overland Road and west of Linder Road.
The purchase is Cortland’s first investment in the Treasure Valley.

Mike Homan, owner of Boise-based Homan Land Development, applied to build 41 houses near the southeast corner of Meridian Road and Chinden Boulevard.
The Friendship Subdivision would be located at 6168 N. Elk Ranch Lane. The homes would be on 10 acres.
“Friendship Subdivision is surrounded by development,” said Joe Canning, of Centurion Engineers, during the Planning and Zoning Commission meeting about the project. “It’s, essentially, an island in the city that could provide much-needed housing to the area. We believe we have proposed a quality style of project that will help fill the need for housing.”

Kuna
M3 Companies is looking to build 291 homes next to Falcon Crest Golf Course in Kuna.
The development would be located near the northeast corner of Cloverdale and Kuna roads. It would include 291 homes on nearly 87 acres.
There is an existing golf course near the subdivision.

Star
Marianne Payne, a property owner and developer in Star, seeks to build 14 single-family homes on 5 acres near the northwest corner of Pollard Lane and Beacon Light Road.
The Springtree Estates Subdivision would be at 9220 W. Beacon Light Road. There is an existing single-family home on the property, the application said.
“The Springtree Estates Subdivision will have estate-size lots with thoughtful architectural elements and design,” the application said.

Boise ranks as the 27th least affordable housing market among the country’s 100 most populous cities, according to RealtyHop, a website that finds undervalued homes for investors to buy.
From January to February, Boise dropped two spots from 25th. Last May, Boise was as high as 21st.
The ranking compares median house prices and median household incomes. The median price of homes in Boise listed in RealtyHop’s database is $459,900. The share of income needed for a median Boise household to buy a house is 37.3%, based on an estimated mortgage and taxes of $2,210.94 per month and household income of $71,100.

Geoff Williams, a resident of Caldwell since 2007, will fill a vacant seat on the Caldwell City Council.
Williams was confirmed unanimously by the five-member council on Wednesday, Feb. 16.
Williams volunteered for the Caldwell Police Department as the chaplain for 12 years and was a deputy coroner for Canyon County.
“I believe in our city and in the great potential of our community,” Williams said in the release.
Mayor Jarom Wagoner was elected in November 2021, leaving his seat on the City Council open. Wagoner suggested three individuals to fill the seat before the council approved Williams on Wednesday.
