Two Downtown Boise affordable housing projects got the green light from Boise’s urban renewal agency.

The Capital City Development Corp. agreed to reimburse developers for some work on their planned apartment buildings at 116 S. 6th St. and 512 W. Grove St. That includes installing underground utility lines, repaving alleyways and adding streetscapes, including sidewalks, lights and landscaping.

The project at 116 S. 6th St. will have 60 units, 50 of which will be for people earning 60% of the area median income or below. Rents will range from $350 per month for limited-income units to $2,300 per month for market-rate ones.

The project is being development by Capital Partners, Galena Fund and deChase Miksis and will feature studio apartments as well as one-, two- and three-bedroom units. It will have 5,000 square feet of retail space and 9,000 square feet of office space, and it will be seven stories tall.

CCDC committed $590,000 to the project, which is expected to be complete in summer 2021.

At 512 W. Grove St., plans show 114 units, 80 of which will be studios. It will also have one- and two-bedroom units as well as 8,000 square feet of retail space on the ground floor.

The developers committed to keeping at least 50 of the units at rents that would serve people at 120% the area median income and below. Rents will range from $975 to $2,200 per month depending on unit size.

The building will be six stories and have a community space on the roof.

That project is developed by Capital Partners and deChase Miksis and is also expected to open summer 2021. CCDC agreed to cover up to $1.1 million.

Travis Perry of Core Building of Eagle is seeking a permit to build a 15-unit apartment building at 11449 W. Ustick Road. The three-story building would have 6,390 square feet on each floor. A hearing before the Boise City Design Review Committee is scheduled for 6 p.m. on Wednesday, April 8, at City Hall, 150 N. Capitol Blvd.

Brice Samuel of Samuel & Co. of Phoenix, Arizona, is seeking a permit to build a wall to create two retail spaces in the old Shopko building at 8105 W. Milwaukee St. Hobby Lobby submitted an application late last month to remodel the 55,073-square-foot building. The current application indicates a second tenant will occupy a portion of the building.

The Idaho Humane Society has opened its new shelter off Overland and Maple Grove roads.

The building houses the society’s adoption, education, and veterinary medical centers. Features include outdoor exercise runs, catios (cat patios), and get-acquainted rooms in dog dorms.

The Dorman Street location still functions for Animal Welfare Services as well as intake for stray or owner-relinquished pets.

“We are thrilled at the level of impact that our new campus has already made, especially for low-income families in this Treasure Valley,” CEO Jeff Rosenthal said in a news release. “All those who have supported our mission and contributed to the new shelter should share a great sense of pride and achievement.”

Alan Fox of Salt Lake City is seeking a permit to build a self-storage building at 2926 W. Jupiter Ave.

Jupiter Avenue is west of South Cole Road and north of West Victory Road. The 1.7-acre property is zoned for industrial use and has an existing 7,388-square-foot warehouse and office.

A hearing before the Boise City Design Review Committee is scheduled for 6 p.m. on Wednesday, April 8.

Meridian

Toll Brothers, one of the nation’s largest home builders, applied to annex 119 acres of farmland at 4185 S. Linder Road for a 330-house subdivision.

The subdivision would be called Cedarbrook. near the northwest intersection of South Linder and West Amity roads.

Keller Associates Inc., a Meridian engineering and land surveying firm whose president is Rod J. Linja, has started construction of a new corporate headquarters in downtown Meridian.

The three-story, 19,000-square-foot office building will be built by McAlvain Construction on a vacant lot at 100 E. Bower St., the northeast corner of Main and Bower streets, just south of the Union Pacific Railroad tracks.

Keller says 75 employees will work there. The company also has offices in six other cities in Idaho, Nevada, Oregon and Washington.

FedEx has started work on a shipping center at 2770 W. Franklin Road. The 120,506-square-foot project is slated to cost $10.5 million, according BuildZoom.

Adler Industrial is building a 33,000 square-foot warehouse at 1220 W. Franklin Road, east of Linder Road and north of West Franklin Road. The project is slated to cost $1.3 million.

Dale Hope of Magnum Contractors in Boise applied to demolish a warehouse at 140 E. Bower Street, south of the Union Pacific railroad line, east of Main Street.

EnPhase Energy Inc., a rooftop solar-energy installer, is moving into a 24,000 square-foot office space at 1819 Cobalt Point. The building is located in the Silverstone business park and owned by the Sundance Co.

TDS, a high-speed internet and phone service company, is moving into a 1,826-square-foot office space at 2845 E. Overland Road. The proposed renovations are set to cost $118,805, according to a permit filed with the city.

Boise Express Laundry is opening a laundromat at 450 S. Meridian Road, north of Interstate 84.

Eagle

Rennison Cos. Inc. requests design review approval of a 23,458-square foot, two-story office building at 2121 E. Riverside Drive. The 2-acre site is located south of State Street, past the intersection with Idaho 55 North.

Eagle’s Design Review Board will consider the proposal at 6 p.m. on Thursday, March 12, at Eagle City Hall, 660 E. Civic Lane.

Nampa

Blake Wolf of Wolf Building Co. seeks to annex and rezone a 4-acre parcel at 1002 N. Happy Valley Road and 4719 Stamm Lane to build apartments. The property is located near the St. Alphonsus Medical Center off Garrity Boulevard.

Zenith Homes seeks to annex and rezone a 2-acre parcel at 1165 S. Powerline Road, north of East Iowa Avenue, to build apartments.

Notable

Apartment List, a national rental listing service, says Boise rents have grown 3.7% in the past year, compared with 1.7% nationally.

The median rent for a two-bedroom apartment in Boise is now $952, compared with the national average of $1,194.

Since 2014, rents in Boise have grown by 16.9%, outpacing the national average of 11.1%, Apartment List says.

Like most listing services, Apartment List considers its own and others’ listings, but Apartment List adjusts its data to correct what it calls “luxury bias” in apartment listings. As a result, its average rents are lower than some competitors report.

Trustees of Northwest Nazarene University voted unanimously March 6 to extend NNU President Joel Pearsall’s contract for four more years.

“In our recent presidential evaluation, all NNU constituency groups enthusiastically affirmed our president’s leadership skills, the positive direction in which he is moving NNU, and the Christ-like manner in which he represents the university both internally and externally,” said Mike Zahare, chairman of NNU’s Board of Trustees, in a news release.

Pearsall, who became president in March 2016, has overseen a new master plan to guide the campus development, a new student center (the Conrad Commons) that opened in 2019, and plans for future expansion of the College of Nursing.

Woodland Manufacturing, a Meridian custom sign manufacturer and internet retailer, has bought Advanced Sign & Design, a Boise sign shop that has operated for 35 years. The combined company employs nearly 70 workers in Boise and Meridian.

IndieDwell Holdings Inc. has named Christina Ortiz-Bluth as CEO, succeeding cofounder Scott Flynn, who was named chief impact officer.

Ortiz-Bluth has been the Boise shipping-container house manufacturer’s chief operations officer.

IndieDwell has a factory in Caldwell and plans to open a second in Pueblo, Colorado, this summer.
