What type of house can $2M get you? This is how far your money can go in Ada County
Housing prices in Boise have been on the rise for quite some time. The city’s housing market was one of the fastest growing in the nation in 2020 and 2021, and it shows little sign of slowing in 2022.
In 2018 the median price of a house in Ada County was $297,500. In February 2022, the median price sits at $549,900, an increase of 85% in just four years. As a result, more and more houses in Ada County have been eclipsing the $2 million mark.
As of Thursday, there were 63 houses listed on Realtor.com that either cost or used to cost at least $2 million in Ada County. They include houses available for sale, pending houses and houses for sale but yet to be built.
If you’re in a low- to middle-income family, you can’t afford those houses. But imagine you wake up in the morning with an extra $2 million in your bank account. Or maybe you are wealthy enough already to have an extra $2 million on hand, or at least enough financial means to swing the mortgage.
Costlier houses are also on the market, including the former Velma Morrison mansion in Boise, which we featured in a separate story. But for $2 million, this is what you can afford in Ada County.
3001 S. Ten Mile Road, Meridian
Located just southwest of Meridian alongside the Calkins Lateral canal, this four-bedroom, three-bathroom property recently saw a price decrease from $2.1 million to $1.9 million after being on the market for just over nine months.
Situated in the countryside, 4.5 miles away from downtown Meridian, the 28-year-old house has occupants and visitors drive up a tree-lined driveway and past a small pond before reaching a three-car garage.
Inside, the 2,525 square-foot-house offers a rustic feel with plenty of wood paneling, floors, pillars and a stone fireplace.

4720 N. Curlew Lane, Eagle
Ever wanted to own a home with a large spire in the front and center of the house? Then this location in north Eagle may be your dream home.
Eagle is a hot spot for high-end living, with the average house price for the city’s sole zip code, 83616, sitting at $901,954 in February 2022. The 3,024-square-foot house, priced at $1.95 million, has five bedrooms and 2.5 bathrooms and sits on a 10-acre lot. The property was originally listed for $2.15 million.
“With a full 10 acres of water rights you can bring your horses, grow a vineyard, start a hobby farm or enjoy the low maintenance of the natural habitat,” the listing says. “With a well, septic, propane tanks and solar panels, this home is one step away from being off grid.”
The house is offering an open house from 11 a.m. to 2 p.m. Saturday, March 26, and private tours can be booked through listing agent Melisa Cull of Exp Realty.
1100 E. Riversong Drive, Eagle
Located in the Rivers End subdivision in Eagle, this 5,298-square-foot house is priced at $2.18 million and has been on the market for three weeks.
The inside of the property has five bedrooms and five bathrooms. It features a 120-inch drop-down movie screen and projector in the basement.
The back deck features an 18-by-40 foot pool that backs onto a community pond, which can be accessed directly from the back yard. A second-floor balcony overlooks the pool and the pond.

1179 N. Lionshare Place, Eagle
A new addition to the market and also situated in the residential-heavy area of Eagle, this 3,819-square-foot-house features four bedrooms and 3.5 bathrooms, with the option of turning an additional upstairs room into a fifth bedroom, for $2.2 million.
Built in 2014, it is just one of 25 sites situated in the Lions Gate subdivision. The inside of the house offers a bright and well-lit atmosphere, while the outside features a swimming pool, hot tub, an RV garage and a casita for alternative living quarters off to the side of the house.
