75 apartments on Broadway, 430 in big W & NW Boise complexes. What’s coming near you
The latest proposed developments, housing and other construction projects, and new businesses around Idaho’s Treasure Valley:
Boise
Denver-based MVRK Development wants to build four buildings with 209 apartments in West Boise.
The apartment complex, named Ascent Overland, would have studios and one-, two- and three-bedrooms at 11880 W. Overland Road, near South Cloverdale Road. One house is on the site now.
MVRK Development wrote, “Our focus is on creating market-rate attainability in high-quality-of-life markets.”
Plans call for 226 bicycle parking spaces, according to a letter sent to the city. The complex would include a fitness center, lounge, outdoor pool, indoor bicycle storage, a dog park, an outdoor courtyard, a fire pit and a 10-foot-wide multi-use pathway along Overland Road.
MVRK Development is applying for a planned unit development, annexation/rezone and a comprehensive plan amendment.

MVRK Development is also moving forward with plans to build 40 apartments on Broadway Avenue near Ivywild Park.
Ascent Broadway would have two buildings, each three stories tall. The development would have 29 one-bedroom apartments, 11 two-bedrooms, 48 vehicle parking spaces and 54 bicycle parking spaces.
The development at 2312 S. Broadway Ave. would be next to a bus stop on the Broadway route.
MVRK is applying for a design review hearing.

Coeur d’Alene developer Kyle Sales of Beegawk LLC is moving closer to building 35 apartments in two buildings at 2408 S. Broadway Ave. in Southeast Boise.
Sales applied for a design review hearing for the Veazey Park Apartments, according to a filing with the city. On Sept. 20, Boise’s City Council denied an appeal of the project’s approval from the Planning and Zoning Commission.
Neighbors opposed a parking reduction. The development is close to bus stops, making it eligible to have 37 parking spaces instead of 41.

Capital City Development Corp., Boise’s urban renewal agency, is starting to turn its plans to transform West Grove Street into reality.
The agency wants to redesign Grove Street between 9th and 16th streets with streetscape improvements focusing on multiple modes of transportation. The goal is to attract more people and economic activity to the area that the agency calls the “Linen Blocks.”
In a partnership with the city of Boise and Ada County Highway District, Capital City Development Corp. applied for a grading permit to begin construction.

Meridian developer KPG Investment II LLC is closing in on beginning to build 224 apartments at 9474 W. State St. in Northwest Boise.
The development, named Matlock Village, is scheduled to go before the City Council at its 6 p.m. meeting Tuesday, Oct. 18. The developer requests for a rezoning, a comprehensive plan change and an appeal of a condition imposed by the Planning and Zoning Commission. The condition requires a traffic signal at the new intersection of Ulmer and State streets.
The rezoning would turn the property from a single-family residential zone to a multifamily zone. If approved, 43.5 units would be allowed per acre, rather than 2.1.
State Street has been identified by the city as a place where more housing should be built, because upgraded public transit is being planned along the street.
The development “will provide additional housing in an infill area close to existing transportation networks and employment opportunities,” according to a letter submitted to the city in December. “The project’s configuration makes use of the space while providing a transition in density from planned multi-family to the west and existing single-family uses to the east.”
KPG Investment II’s governors include James L. Evans and Maureen Breakiron-Evans through a trust agreement, according to the company’s business registration with the Idaho secretary of state. The address they provided appears to be a box at the Eagle post office.

Dunia Marketplace, a nonprofit gift store in Hyde Park, said it is looking for a new home after getting priced out of its lease at 1609 N. 13th St., a news release from the store said.
The store asks community members to share their ideas about where it should open next by filling out a survey.
“While we are incredibly sad to be leaving our home of 27 years, we do not currently have any intention of closing,” JamieLou Delavan, director of the store, said. “Instead, we are using this unexpected opportunity as an exciting new chapter in our story.”
Dunia Marketplace said it must leave its location by March 31.

Nampa
A warehouse and distribution center may be coming to Nampa along Northside Boulevard between Cherry Lane and Ustick Road.
Nampa Logistics Center LLC would eventually be a 140-acre industrial park. For now, the developer just sought approval for a single one acre parcel. The parcel is located at 17293 Northside Blvd.
The logistics center would be located on farm land that is “transitioning from agricultural land use to industrial uses,” according to the application.
The developer is LDK Ventures of Sacramento and is operated by Larry Kelley and his son, Denton Kelley, according to LDK’s website. The firm has a Meridian office.
The Nampa City Council approved the parcel on Monday, Oct. 3.

Eagle
Gemshore Eagle RE LLC wants to build 70 houses on the south side of West Floating Feather Road, west of the intersection of North Cove Colony Way and West Floating Feather Road.
The Carp Ranch Subdivision would be on 36 acres, according to a legal notice in the Idaho Statesman.
Gemshore Eagle RE is a San Rafael, California, company managed by Nir Margalit and Andrew Reid, both of San Rafael.
The Eagle Planning and Zoning Commission is scheduled to hold a public hearing at 6 p.m. Monday, Oct. 17, at City Hall.

Meridian
Mecca Gym, a fitness and training center, opened at 2932 N. Eagle Road.
The 23,000-square-foot gym will operate as the company’s new headquarters, according to a news release from Zions Bank.
The gym reports having more than 1,000 members in the Treasure Valley.
