An old downtown Boise building comes down, a new one will rise: What’s coming near you

Boise
Asbestos Abatement Inc. has obtained a permit to demolish the BizPrint building at 600 W. Front St.
Visum Development Group of Ithaca, New York, plans to build an eight-story apartment building, named The Vanguard, at the site.
BizPrint merged with AlphaGraphics and is now located at 517 S. 8th St.

Leap Charities has applied for a permit to install foundations for four homes made from shipping containers on a lot in the 9900 block of West Shields Avenue, near the Optimist Youth Sports Complex in far northwest Boise.
Each of the homes would have 960 square feet, four bedrooms and two bathrooms.
They are part of the second phase of the Windy Court development, which provides affordable homes for low-income families.
Hendricks Commercial Properties, owner of the Owyhee Plaza apartments at 1109 W. Main St., is seeking a permit to split a 2,340-square foot ground-floor space into two suites. One space would be occupied by Salt, a clothing store. Another tenant would be sought for the second space.

The city of Boise seeks public comments on the future of the former Franklin School property at the southwest corner of Franklin and Orchard streets.
City officials envision affordable housing being built there. Come February, the city plans to request proposals from developers.

▪ Friday, Dec. 13, from noon until 7 p.m. on the property.
▪ Saturday, Dec. 14, from 10 a.m. to 7 p.m. on the property.
▪ Wednesday, Dec. 18, form 5 to 8 p.m. in the Lemhi Room at the Hillcrest Library, 5246 W. Overland Road.

Bear Mountain Holdings of Sammamish, Washington, is seeking a permit to build 16 townhouses in four buildings in the 8100 block of West Tudor Lane. They’re part of the larger 36-unit Broadview Place project at the southeast corner of West Ustick and North Milwaukee streets.
The Statesman wrote about the project and how it would affect the Reggie’s Veggies produce stand on the property.

Idaho DanceSport is seeking a conditional use permit to operate a dance studio at 600 S. Orchard St.
The studio has operated at the property for more than two years, but had not applied for a change of use from a drug testing center that previously occupied the space. Boise Planning and Development Services has proposed owner Tabish Raza remove a parking area next to Orchard Street and replace it with landscaping. Raza says that would impose an unfair burden that wasn’t required of the building’s former tenants.
A hearing before the Boise Planning and Zoning Commission is scheduled for 6 p.m. Monday, Feb. 10, at City Hall, 150 N. Capitol Blvd.

The Boise School District is seeking a permit to build a freestanding cafeteria at Jefferson Elementary School, 200 S. Latah St. The school is now served by a combination cafeteria, auditorium and gym.
The new building would have 4,483 square feet and seating for 176 students. It would also include a kitchen, office and restrooms.

Voicebox Karaoke will open its Boise location at 781 W. Front St. at 2 p.m. Saturday, Dec. 14. The club is accepting online reservations for parties for Dec. 15 and later. The club, which operates three other clubs in Portland and Denver, will offer eight private karaoke suites, each equipped with a flat-screen TV, two microphones and remote-controlled selection of 71,000 songs, along with food and beverage service.

Sugar & Blo, a Brazilian sugaring (a hair removal alternative to waxing) and blow-dry bar, leased 2,330 square feet of retail space in Ashland Creek, 5655 N. Glenwood Street in Boise, according to Thornton Oliver Keller Commercial Real Estate.

Meridian
The West Ada School District has begun construction of the football stadium concessions area and restrooms at the new Owyhee High School, on the corner of McDermott and McMillan roads, according to BuildZoom.

Keller Associates is building a three-story office building at 140 E. Bower St. in downtown Meridian, BuildZoom reports.
The engineering company plans to occupy the second and third floors and one-third of the ground floor of the 18,923-square-foot building at the intersection of Bower and Main streets.
Known as MKA Office Building at Trackside, the building will have space for up to two other tenants. The project is expected to cost $3.5 million, with an additional $1.5 million in tenant improvements.

Caldwell
The Caldwell Fire Department has begun building the city’s third fire station at 11956 Skyway St., according to BuildZoom. The 2,400 square-foot project is estimated to cost $3.7 million.

Notable
The average price of a two-bedroom apartment in Boise has climbed 15.4% in the past year, says Zumper, an apartment listing service.
Two-bedroom median rent is now $1,200 a month, Zumper said. The one-bedroom median is $990. The median is the midpoint between the highest and lowest.
The report ranked Boise as the 55th most expensive rental market in the nation.
