“It’s one of the coolest properties I have personally ever seen,” Pinnix, owner of Selling Boise Real Estate, told the Idaho Statesman in an interview. “I do think it’s redefining luxury in the Treasure Valley.”

“When you’re on the property, you feel like you’re in the mountains, in the middle of nowhere,” she said. “Then, you pop out, and you’re seven minutes from Costco.”
Inside, the home itself boasts a theater room, an indoor basketball court and a golf simulator. Outside, there are two pools: a heated infinity-edge main pool (with a hidden 28-foot slide) and a private pool and cold-plunge accessible off the primary bedroom suite.
Iron Oak is still framing the house, Pinnix said, but she’s seen surprising interest from buyers. The estate has gotten “more traction” than her $2 million to $3 million homes, she said.
“I think it shocked all of us to see the activity at this price point,” she said. “Obviously, it’s a niche market — but I think there’s a market for it.”
The luxury market is also growing at slightly lower price-points, with large-lot homes in Eagle increasingly running $7 million or $8 million, Pinnix told the Statesman.
