This 350-house subdivision would have gated section, bring ‘CEO housing’ to Meridian

A proposed subdivision would bring 353 single-family houses to South Meridian — with nearly half of them located in a gated-off area.

“There is a demographic of senior home buyers that prefer the security that a gated community can provide,” the developer, the Boise-based Conger Group, wrote in its application. The subdivision would be marketed toward older adults looking to live near the adjacent Boise Ranch Golf Course.

The Skybreak subdivision would be located on 80 acres of what is currently farmland to the east of Eagle Road and south of Lake Hazel Road. The subdivision would include several lots located on one of the elevated ridges in southeast Meridian, providing views of the Boise Foothills.

“Custom home sites will add to the diversity of homes within the gated community, and large rim view lots will provide the ‘CEO Type Housing’ that we have heard city leaders requesting,” the Conger Group wrote.

While the city does seek a mix of housing types, from apartments to single-family homes, the request for more executive housing has come mostly from a small group of residents. As Meridian was completing its comprehensive plan, a citywide document that sets the pace for future development, several homeowners from Meridian’s Southern Rim Coalition living on one-acre lots requested more homes like theirs for other high-earners.

The gated area would include private streets, although pedestrian paths going through the area would be accessible to the entire neighborhood.

The subdivision would also include a 0.8-acre park with a children’s play set and climbing dome, two dog parks and pathways throughout the neighborhood. The neighborhood would also include about 15 acres of landscaped common area, mostly comprising berms and medians, in addition to the park. All homes in the neighborhood would also have access to the Boise Ranch Golf Course.

The Conger group hopes to begin construction in 2021, with the first homes occupied in February 2022. The subdivision would not be fully completed until December 2029.

The Meridian City Council is encouraging developers to channel new projects into the city’s southeast, where it already has extended its sewer and water lines just to Lake Hazel Road. The Skybreak subdivision would be Meridian’s first subdivision east of Eagle Road and south of Lake Hazel, just beyond the priority area but still within the city’s area of impact, where it expects to grow.

The Conger Group has worked on dozens of subdivisions throughout the Treasure Valley, including Bown Crossing and Columbia Village in Boise and The Reserve and Woodbridge in Meridian.
