The latest proposed developments, housing and other construction projects, and new businesses around Idaho’s Treasure Valley:
Boise
An academic building to house Boise State University’s construction management program could soon be built.
But first, the university needs approval from Boise’s Planning and Zoning Commission for a conditional use permit, because the building is within 50 feet of the campus boundary at 1400 W. Beacon St.
The item is on the commission’s agenda at 6 p.m. Monday, Sept. 12, at Boise City Hall.

A 14-story hotel is getting closer to being built in downtown Boise. The hotel is planned along West Grove Street between 10th and 11th streets.
PB Boise N LLC owns the property. Jared Smith is that company’s manager, and he oversees Pennbridge Capital and Pennbridge Lodging. Andy Erstad, of Erstad Architects is listed as the applicant for a design review hearing at 6 p.m. Wednesday, Sept. 14, at City Hall.
The address of the hotel would be 1005 W. Grove St,. based on the design review agenda. The Idaho Statesman previously reported the hotel’s address as 1011 W. Grove St., directly adjacent. The full property, including both addresses, is a parking lot for now.
Smith previously told the Statesman the hotel would be dual-branded as the AC Hotel and Element.
Pennbridge Lodging also owns the Marriott Residence Inn downtown.

Thomas Wall, of 5727 Hill LLC, wants to build 53 single-family homes at 5727 W. Hill Road, near the Pierce Park Greens golf course in Northwest Boise.
Wall is applying for 3.3 acres to be annexed into the city, a conditional use permit for a planned residential development and a preliminary plat for 53 residential lots and nine common lots on eight acres.
The permits are on the agenda for the Planning and Zoning Commission at 6 p.m. Monday, Sept. 12, at City Hall.

Denver company MVRK Development is moving along with its plans to build 40 apartments on Broadway Avenue near Ivywild Park.
The development would feature two buildings, each three stories tall. Twenty-nine apartments would have one bedroom and 11 would have two bedrooms, the Idaho Statesman previously reported.
MVRK is applying for a conditional use permit, which is scheduled to be reviewed by the Planning and Zoning Commission at 6 p.m. Monday, Sept. 12, at City Hall.

The Blue Valley Tenant Association and Party opposes a proposal for seven industrial buildings in Southeast Boise, near the Boise Factory Outlets and the Micron Technology Inc. campus.
The tenant association is appealing a design review approval for the industrial buildings, which would total 1.2 million square feet. The space at 8675 S. Warehouse Way and 2392 E. Winco Court is zoned for “heavy industrial.”
The appeal is on the agenda for the Planning and Zoning Commission at 6 p.m. Monday, Sept. 12, at Boise City Hall.

In-N-Out Burger, the California-based fast-food restaurant, is looking for permission from Boise’s Planning and Zoning Commission to move forward with its planned new restaurant. It would be at at 140 N. Milwaukee St., the site of the former Pier 1 Imports near the Boise Towne Square mall.
The status of In-N-Out’s a conditional use permit is planned to be decided by the commission at 6 p.m. Monday, Sept. 12, at City Hall. The company also wants a variance for parking to encroach the side setback, according to an application.
In-N-Out is also planning a restaurant in Meridian at The Village at Meridian.

Tellica Imaging, a subsidiary company of Salt Lake City-based Intermountain Healthcare, is leasing 3,267 square feet of space at 8505 W. Overland Road., Colliers Idaho reported.
The company offers MRI scans for $550 and CT scans for $350, its website says.

Barbiere DeVino, a barber shop, leased 1,735 square feet of retail space in Hays Place, 1602 W. Hays St., TOK Commercial reported.

Louie’s Wild Alaskan Seafood, a fishing business based in Sitka, Alaska, seeks to operate a frozen seafood stand in the parking lot of CityHope Church at 8650 W. Fairview Ave., according to an application filed with the city.

Adler Industrial, real estate development company in Boise, plans an 84,000-square-foot industrial building at 2700 S. Beverly St., according to an application with the city.

Meridian
Brian Carlisel, with Bach Homes, a development company in Draper, Utah, applied to build 128 apartments near Eagle and Ustick roads.
The apartments would be part of the Regency at River Valley, an existing apartment community. The new apartments would be located at 3270 and 3280 E. River Valley St. and 2480 N. Eagle Road.
The apartment building would be a five-story structure with parking on the ground floor, according to the application. There would be four stories of apartments with rooftop amenities consisting of fire pits, hot tubs, a pavilion, multiple BBQ areas and lounge seating.
“High density residential uses are desired ... especially when located adjacent to SH-55/Eagle Road and employment destination centers ... along the Eagle Road corridor,” said the Meridian Planning and Zoning Commission in comments on the company’s application.

Mary Wall, of Breckon Land Design, a Boise development company, applied to build 30 homes in Southwest Boise.
The Lavender Place Subdivision would consist of four single family homes and 26 town houses, the application said. It would be located on four acres at 2160 E. Lake Hazel Road, a quarter-mile east of Locust Grove on the north side of Lake Hazel.

TDS Telecommunications, an internet company, has opened two retail stores in the Treasure Valley, one in Meridian and one in Nampa, the company said in a news release.
The company is constructing high-speed fiber optic internet networks in both cities.

Kuna
A Salt Lake City-based development company, GC Kuna Land LC, sought approval to build on two heavy-industrial lots.
The project, called Novak Industrial, would be on 479 acres on the southeast corner of Cole and Barker roads. The application did not detail the projects uses, just that it would comply with the uses of Kuna’s heavy industrial land use designation.
The site is a residence and farmland, the application said.

Eagle
Jon Hastings, the CEO of Tresido Homes, a Meridian developer, wants to build a 10-house subdivision on the southwest corner of North Park Lane and West Beacon Light Road.
The Willowbrush Subdivision would be located on nearly 5 acres at 2795 North Park Lane. It would include 10 single-family homes and a small park area at the entrance, the application said.

Notable
Small-business owners say they’re just beginning to recover from the blows of the early 2020 pandemic restrictions, the Washington Post reports. Its story cites The Flicks, an independent movie theater in Boise fighting to win back customers who’ve grown accustomed to streaming movies at home.
“The Flicks lost $900,000 in the first year alone,” The Post wrote. “Now, new economic uncertainties have co-owner Carole Skinner putting the brakes on renovation plans, which include a $100,000 investment in new seats, until she’s turning a profit again. She also wants to give longtime employees a raise but says she’s waiting until she feels the economy is on more solid ground.”
Skinner told The Post: “We’re hopeful, but we’re still in the red.”

Cedar and Sage Homes, an Eagle custom-home builder, proposes to build a 15-house subdivision of five-acre lots on 80 acres near Eagle.
The Spurwing Acres Subdivision would be at 2421 W. Duck Alley Road, west of Linder Road and north of Chinden Boulevard.
A public hearing is scheduled at 6 p.m. Wednesday, Sept. 14, before the Ada County Commission, 200 W. Front St., Boise.
