What just happened to signs proposed for big Boise building, and what’s coming near you

The latest proposed developments, other construction projects and new businesses around Idaho’s Treasure Valley:

Meridian

Ron Walsh, with Walsh Group LLC, seeks to build a partially age-restricted subdivision in Meridian.

The Jamestown Ranch Subdivision would be on 80 acres on the southeast corner of Black Cat and McMillan roads.

The subdivision would include 194 single-family houses, 15 common lots and 25 open space lots, the application said. Sixty-five homes would be age-restricted.

The homes would range from 4,952 square feet to 10,500 square feet. There would be two large park areas and several pocket parks.

The Meridian Planning and Zoning Commission is scheduled to hear the proposal at 6 p.m. Thursday, Nov. 18, in Meridian City Council chambers.

A hotel may be coming to Meridian near Eagle Road and Interstate 84.

A five story, 120-room Hyatt Place is planned for 1077 S. Silverstone Way, in Ball Ventures Ahlquist’s 52-acre Eagle View Landing development.

The Hyatt Place would accompany the Topgolf driving range and entertainment venue that just broke ground in the development.

The hotel would also include a pool, hot tub, bar and restaurant. Rooms would have patios and, according to the application letter, the hotel would have a “Main Street-like feel.”

The application is expected to go before the Meridian Planning and Zoning Commission. A public hearing is not scheduled yet.

The Ten Mile Crossing development is moving forward with its next building.

Ball Ventures Ahlquist, Brighton Corp. and SCS Development were set to break ground Thursday, Oct. 7, on the 75,000-square-foot office building.

Located at I-84 and Ten Mile Road, the building has an anchor tenant: Idaho investment firm Capital Eleven. Capital Eleven Cofounder Travis Hawkes said the location “is easily accessible” and allows “room to grow.”

Blue Kangaroo Packoutz of Treasure Valley opened to rescue and restore personal and business items after a fire or after water damage.

Owned by Shawnel Gillaspy, the business is located at 1100 Taylor Ave., Suite 108.

Boise

The Boise skyline is one step closer to having a bright new feature.

The Planning and Zoning Commission has approved a variance application for two 570-square-foot U.S. Bank signs on the downtown U.S. Bank building at 101 S. Capitol Blvd. They would replace the building’s current, smaller signs.

The approval came despite a city staff recommendation to deny the variance because of a design rule that restricts a sign on Capitol Boulevard buildings to being no larger than 15% of the total surface area, or 65 square feet in this case.

The Ada County Highway District has completed the expansion of the roundabout at the intersection of Eagle and Amity roads.

Hawx Services LLC, a pest-control business with 15 offices in other states, has leased 3,078 square feet of retail space at 1111 Broadway Ave., Suite 1111A, Colliers Idaho reports.

Eagle

The Ada County Highway District has received a request for a 72-house subdivision on 37 acres at the southeast corner of Beacon Light and Lanewood roads.

Gem State Planning requested approval of an annexation, rezoning, conditional use permit and a preliminary plat to allow for the development.

The applicant also requested a waiver of ACHD’s frontage-improvement policy, saying the proximity of New Dry Creek Canal would not allow for the required the widening of the pavement on Beacon Light Road.

Around Idaho

U.S. 26 in Idaho is being named the POW-MIA Memorial Highway.

The highway naming is part of a “nationwide effort” to designate U.S. 26 as the POW-MIA Memorial Highway, according to a news release from the Idaho Transportation Department.

Officials from the Idaho Legislature, National League of POW-MIA Families and ITD planned to celebrate the naming at an unveiling ceremony in Carey.

Boise renters should be happy to hear rent (for once) didn’t go up.

Rent in Boise went down by 0.2% in September, according to the latest Apartment List report.

Median monthly rents in Boise now stand at $1,105 for one-bedroom apartments and $1,311 for two-bedrooms. This update puts Boise’s September growth-rate ranking at 96th among the 100 largest cities in the country.

The year-over-year change is a different story: Boise rent increased by 27.7% in the past 12 months, the 11th fastest rate in the country.

Nationally, median rents went up 2.15% last month.

The Idaho Public Utilities Commission has approved a 9.6% Intermountain Gas rate increase, reflecting the utility’s expected increase in expenses to buy natural gas over the winter.

Residential customers will see an average monthly increase of $3.63, an increase of 9%, the PUC said. Commercial customers will see bills increase on average by $20.56, a 12% increase.

The new rates went into effect Oct. 1.
