Farmland development, apartments, a big sign atop a big Boise building: Coming near you

The latest proposed developments, other construction projects and new businesses around Idaho’s Treasure Valley:

Meridian

Kevin Amar, with Union Square LLC, seeks to build two phases of the Gander Creek Subdivision near the southwest corner of North McDermott Road and McMillan Road and the southeast corner of North Owyhee Storm Avenue and West McMillan Road.

One phase, near McDermott and McMillan, would consist of 48 homes and 9 common lots. The next phase, at the corner of Owyhee Storm and McMillan, would consist of 54 homes and 14 common lots. The two phases would be built on about 27 acres.

Both hearings are scheduled before the Planning and Zoning Commission at 6 p.m. Thursday, Oct. 26, in Meridian City Council chambers.

Brighton Corp. seeks to begin its second phase of development on the Quenzer Northeast Subdivision at McMillan and North Black Cat roads in Meridian.

The second phase includes 61 single-family homes and 10 common lots on 20 acres, the application said. It would also include a community pool and a walking path along the Ten Mile Drain.

The Planning and Zoning Commission is set to hear the proposal at 6 p.m. Thursday, Oct. 19, in City Council Chambers.

Zion Ventures LLC, a Utah development company, seeks to build 30 single-family homes in the Moshava Village Subdivision in Meridian.

The subdivision would be located on 6.5 acres on Franklin Road, near the southeast corner of Franklin and Black Cat Road.

The Planning and Zoning Commission is set to hear the proposal at 6 p.m. Thursday, Nov. 4, in City Council chambers.

Jesse McKinney, Genie Reese and Amanda Moore, owners of Red Aspen, a beauty company, seek to build a distribution and office building in Meridian.

Red Aspen is a Meridian company, and the owners want to keep it in the city, the application said.

The owners want to build at 1575 W. Overland Road. The building would be on about 2.2 acres, next to Camping World and a Meridian Fire Department building. The building would be two stories tall, with 29,440 square feet.

The Meridian Planning and Zoning Commission is set to hear the proposal at 6 p.m. Thursday, Oct. 21, in Meridian City Council Chambers.

Brock and Sarah Ward, of Adventures in Aquatics LLC, seek to build an indoor swim school in Meridian.

The building at 2730 E. State St. would include a pool and take up 8,788 square feet.

The Wards are requesting 48 parking spots.

The Planning and Zoning Commission is scheduled to hear the proposal at 6 p.m. Thursday, Nov. 4, in the City Council chambers.

Boise

Martin Sielaff has applied to build a 50 apartments on a 0.75-acre property at 2506 W. Targee St., across the street from Hawthorne Elementary School.

The units would include 25 one-bedroom, 22 two-bedroom and three three-bedroom apartments spread among four buildings. The owner plans to set aside some apartments for lower-income residents.

The apartments would have private balconies, and a rooftop patio would be located on the fourth floor.

A developer seeks to add two large signs on one of downtown Boise’s most prominent buildings, but the city is opposed.

Aim Sign Co. of Boise seeks a variance to build two 570-square-foot illuminated signs on the U.S. Bank Building at 101 S. Capitol Blvd.

Design restrictions require the signs to be no greater than 15% of the wall’s area size, but Aim says the need to create a visible display for the signs is a hardship requiring a variance.

The city of Boise is recommending the Planning and Zoning Commission deny the request at its Monday, Oct. 4, meeting for failing to find a reasonable hardship.

Representatives from Aim did not return requests for comment.

South, Beck and Baird, representing a developer, seeks a conditional use permit for 10 multifamily units at 3203 N. Milwaukee St.

The Planning and Zoning Commission is scheduled to consider the application at its Monday, Oct. 4, meeting.

Bono Flooring LLLP leased 1,070 square feet of retail space at 7156 W. State St., Colliers Idaho reports.

Killarney Irish Dance Co. LLC, which offers traditional and modern Irish dance instruction, leased 1,200 square feet of retail space in Maple Tree Plaza, 3335-3387 N. Five Mile Road, reports TOK Commercial.

Robertson Stephens Wealth Management has opened an office in Boise, at 1101 W. River St., Suite 360.

Rick Polenske and Steve Devejian will oversee the office.

The San Francisco company has offices in Sun Valley and seven other cities. Robertson Stephens had assets of about $2.5 billion as of August, the company reported.

Nampa

Boise-based Adler Industrial LLC is partnering with the Nampa Development Corp., the city’s urban renewal agency, to work on a new 194-acre industrial park in north Nampa.

The Adler Midland Industrial Park is expected to develop over the next few years.

Adler would complete utility extensions for water, sewer and roadway improvements to encourage future development and opportunities for job growth, the city said in a news release. The development corporation will put an initial $3 million for the construction of the utility extensions and improvements on Ustick Road from Northside Boulevard toward Midland Boulevard. An additional $7 million for improvements would come from taxes paid by the new development.

The Bomb Factory Barber Shop leased 1,200 square feet of retail space in Midtowne Spectrum Shops, 2101 N. Cassia St., TOK Commercial reports.

Garden City

Slick Timberworks LLC, which designs, fabricates and installs custom timber projects, leased 1,500 square feet of retail space at 9335 W State St., Cushman & Wakefield Pacific reports.

Notable

Vandalism and reports of other crimes, many occurring at night, have fallen sharply at Table Rock Mesa in response to state and local efforts aimed at reducing it, Idaho News 6 reports.

The Idaho State Historical Society, which manages Table Rock, closed its parking lot last year. This summer, the Ada County Highway District moved the access gate down to the end of the pavement on East Table Rock Road.

“Since last year, that vandalism has gone exponentially down,” the Historical Society’s Amber Beierle told the station. “The reports of crimes from the Ada County sheriff and Boise police — all of that has gone down.”

One problem is that removing parking has made access harder for people with certain disabilities. “We understand that is an important concern,” Beierle said. “We are not closed to conversations about opening partnerships to get folks up there, but right now we simply don’t have the means to do that.”

Zumper, an apartment-listing service, says Boise’s median rent for two-bedroom apartments in August was at $1,500, a 21% increase from the same month last year.

The median for a one-bedroom in Boise was $1,380, says Zumper, which bases its prices on its own and some other sources’ current listings.

These increases placed Boise as the 35th most expensive rental market in the country, Zumper says. Nationally, one-bedroom rent rose year-over-year by 10.7% to $1,352 and two bedrooms rose 13.1% to 1,663.
