Here’s what this developer wants to build on a Downtown Boise parking lot near WinCo
A St. Louis company is proposing to build apartments or condominiums on a parking lot east of WinCo Foods on East Myrtle Street.
Collegiate Development Group wants to change the zoning of a 1.8 acre parcel at 270 E. Myrtle from Residential Office to C-5 Central Business to allow greater density than the 87 units per acre allowed in the residential office zone. The application contemplates a project with 135 units per acre, enough for up to 243 apartments or condos.
A letter included with the application said the rezone would “support a mixed-use residential development geared toward young professional housing with partial ground-floor commercial uses.”
The application does not say whether the company is looking to build apartments or condominiums. Mitch Korte, an executive with CDG Acquisitions, could not be reached immediately Wednesday.
The letter, from Tamara Thompson of The Land Group, an Eagle land-use consulting firm, said the plans are consistent with the Central Addition Master Plan, “which encourages redevelopment of existing surface parking lots and building heights between 7-10 stories.”
The property is owned by WinCo.
The zone change asked for is similar to those for other recent Downtown developments in the works, including The Cartee, an apartment building at 4th and Broad streets, and River Caddis, an apartment or condominium building at 3rd and Myrtle. Those developers agreed to a maximum building height of 95 feet, and Collegiate Development is seeking the same. In the C-5 Central Business Zone, there is no maximum height restriction.
There are several other Downtown housing developments targeting young professionals. Jayo Holdings is looking to build 304 condominiums at 3600 Americana Terrace. The Gardner Co. is planning 236 apartments at 749 E. Park Boulevard, across the Broadway Bridge from the Boise State University campus. And Visum Development Group of Ithaca, New York, is proposing 75 living units in an eight-story building at 600 W. Front St.
Last year, Collegiate Development completed one housing project in Knoxville, Tennessee, and two in Ann Arbor, Michigan. They totaled 460 apartments and townhomes near the University of Tennessee and the University of Michigan.
The company is building a 181-unit luxury student housing project near Rutgers University in New Brunswick, New Jersey. It is also planning a 246-unit building in State College, Pennsylvania, across from the Penn State University campus.
