‘Like a cruise ship on land:’ 1,000-home resort retirement community coming to Kuna
The idea of a resort-style retirement community may conjure images of balmy states like Florida or Arizona.
Idaho probably doesn’t top the list, so it may come as a surprise that the Treasure Valley is about to get its first such place.
Developed by Shea Homes, Trilogy Valor will encompass 1,000 homes across 125 acres in Kuna, which will be offered exclusively to those ages 55 and older. It will be part of a 2,000-home community on 877 acres called Valor, the rest of which is being developed by Boise-based M3 Companies.
One unique aspect of Trilogy Valor will be its focus on creating a sense of community for those of retirement age. Shea Homes Regional President Mark Gray noted that many residents will be finishing up long careers and have newly adult children.
“For the first time in 20, maybe 30, years, these folks have an empty house, and they’re looking for that next chapter,” Gray said. “Our communities provide that next chapter. It’s something that they probably didn’t think was even possible from a social connection perspective, with members who they know and talk to on a regular basis, because everybody’s out walking their pets, walking to go pick up their mail, or they have ample time to do activities unlike (those of us) who have 9-to-5 jobs.”
Residents of Trilogy Valor will have a variety of activities nearby. The community plans to have a restaurant with a bar, coffee area and exhibition kitchen with a chef who will do cooking demonstrations. There will be amenities for more active pursuits, including pools, a fitness center, a yoga lawn, bike and paddleboard rentals, lawn games and six pickleball courts. Like many retirement communities further south, the Valor community will include the existing, 18-hole Falcon Crest Golf Course and two future nine-hole golf courses.
There will be a social club and common areas for members to meet one another. Trilogy Valor will be led by a lifestyle director and team who will create activities and find interesting places for retirees to go. Cassidy Forand, Shea Homes regional marketing manager, said the director may set up group activities like bird watching, kayaking or skiing.
“I always say our communities are like a cruise ship on land,” Forand said. “We have so many different fun activities for our homeowners to participate in and that activation is really led by the club and our resort hospitality team.”
With prices starting a little over $400,000, Trilogy Valor’s single-story homes for sale will include 11 floor plans ranging from 1,342 to 2,584 square feet with two to four bedrooms, two to three bathrooms and garages that can hold two to three cars.
Gray said the entire community won’t be complete for another five or six years, but sales opened this fall. A grand opening included six model homes for showing in October.
