With housing prices on the rise across the United States, would-be homebuyers may be looking for affordable options in Ada County.

In 2025, the average home value in Idaho was $472,273, up 0.7% from 2024, according to real estate website Zillow’s Home Value Index.

TThat’s approximately $45,000 higher than the average home values in the cheapest ZIP code for homebuyers in Ada County.

Single-family houses in Idaho sold at a median price of $495,900 in July, according to real estate website Redfin.

In contrast, the median sales price of an Idaho home was $480,500 in January, according to personal finance website Bankrate.

In Ada County, the average home was valued at $522,794 as of July 31, according to the Zillow Home Value Index. This value is up 0.5% from July 2024.

Rathdrum, Hayden and Coeur d’Alene were the top metropolitan areas in the state with the fastest growing home sale prices in 2025, according to Redfin.

Boise, in comparison, ranked eigth on the list on the list of areas with the fastest growing real estate markets in Idaho,, Redfin said.

As of June, the average home value in the ZIP code was $427,160, according to Zillow’s Home Value Index. The average value dropped 0.3% in the past year.

Residents in the ZIP code have a median household income of $72,294, and about 30% have a bachelor’s degree or higher, according to the U.S. Census Bureau.

In 2023, the median home value in the area was $369,700, while the median rent price was $1,416 per month, U.S. ZIP Codes said. Both have seen exponential increases in the past decade..
