Moyle Junction is the newest plan for fast-rising Star. Here’s what’s coming

A big name in Idaho politics is working with a prominent Treasure Valley developer and onetime gubernatorial candidate to bring new businesses to fast-growing Star. Idaho House Speaker Mike Moyle, R-Star, and Meridian developer Tommy Ahlquist announced Moyle Junction on Monday — a 16-acre commercial park at 9374 W. State Street in the booming Boise suburb. Ahlquist sought the Republican nomination for governor in 2018 but lost to Brad Little.

“This property has been in my family for generations,” Moyle said in a press release, “and it is meaningful to see it become part of a development that will contribute to the continued growth and vitality of the city of Star.”

The property is located between Moyle Avenue and Plummer Road, and Ada County assessed the full plot— which Moyle Junction will occupy part of — at $488,600 in 2025.

Ahlquist’s development company plans to build offices, retail spaces and a medical facility, with eight pads available for lease ranging in price from $1.17 million to $3.94 million. A representative for Ahlquist was not immediately available to discuss the terms of the leases in the overview of the project shared with the public.

A new intersection at State Street and Idaho Highway 16 should make the development a high-traffic addition to Star’s rapid development, according to Mark Cleverley, chief leasing officer for Ahlquist. Star has grown from a city of roughly 5,700 in 2010 to a population of more than 20,000 today, including nearly doubling in size since 2020.

“The site’s location within one of Star’s most active growth corridors is expected to create strong demand from businesses seeking to serve the rapidly expanding community,” according to the release.

Alhquist’s company did not provide a proposed timeline for the development or respond to questions.

“We are excited to move forward with a development in one of Star’s strongest and most visible growth corridors,” Tommy Ahlquist, chief executive officer of Ahlquist, said in the release. “The site offers exceptional accessibility and long-term potential for high-quality tenants, and we believe it will become a meaningful addition to the local market.”
