The latest proposed developments, other construction projects and new businesses around Idaho’s Treasure Valley:

Boise

A business tied to the Simplot family seeks more units for a previously approved apartment complex.

JRS Properties III has now applied for 287 apartments at 2454 E. Gowen Road near the Boise Airport, 17 units more than the Planning and Zoning Commission approved in June.

The City Council was expected to consider the application.

An empty parking lot could soon turn into more than 100 town houses near the corner of Chinden Boulevard and Cloverdale Road.

The Boise City Council has approved rezoning more than 6 acres of parking lot into mixed-use residential land for 110 town houses to be developed by Meridian’s Brighton Corp. at 12481 W. Ashcreek St.

Much of the council’s conversation Aug. 31concerned a proposed fence that would have surrounded the property. Councilors approved the rezoning on condition that more openings in the fence would be created, so the complex could be more accessible to neighboring areas.

Residents will have to wait a little longer for additional town houses in the West Bench area.

Representatives for Northern Land Holdings LLC are requesting a deferral for a conditional use permit for 10 townhouses at 2955 N. Maple Grove Road. The new hearing before the Planning and Zoning Commission would take place on Oct. 4.

Northern Land Holdings, through architectural firm South Beck and Baird, is also seeking permits for 18 units at 3091 N. Maple Grove Drive, just north of the other project.

Jason Louis Holst of Sitka, Alaska has applied to open a temporary frozen seafood stand at 8650 W. Fairview Ave near WinCo Foods. It would operate for one month beginning Oct. 21.

St. Luke’s Boise Medical Center plans to add a pharmacy kiosk in front of its downtown location at 190 E. Bannock St. The 209-square foot kiosk would allow clients to pick up prescriptions without entering the medical center, according to application documents.

St. Luke’s Meridian has applied to add a similar kiosk.

XO Beauty Studio, owned by Patricia Fernandez Gomez, leased 540 square feet of office space at 2210 S. Broadway Ave., Suite 101, Colliers Idaho reported.

Meridian

Derek Gasser, of GFI Meridian Investments LLC, is seeking to build six apartment buildings for 336 apartments at 2600 N. Eagle Road.

The apartments would be built on 11.4 acres near the intersection of Ustick and Eagle roads.

The Village Apartments would include one-, two- and three-bedroom units, the city filing said. It would have 200 one-bedroom apartments, 120 two-bedroom units and 16 three-bedrooms.

“The proposed community will bring a contemporary multifamily option to an infill area close to existing shopping, employment and multifamily uses,” the application said.

The Meridian Planning and Zoning Commission is expected to hear the proposal at 6 p.m. Tuesday, Oct. 21, in City Council Chambers.

Amanda McCurry, of Brighton Development Corp, applied to build a 13,535-square-foot day-care building in Meridian.

Elsinore Daycare would be on about 1 acre of vacant land at 4858 Elsinore Ave. in the Paramount Square Subdivision, near the northwest corner of Meridian and McMillan roads.

The business would offer early education services and care to children from 6 weeks to 6 years old. It would also offer after-school services to children up to 12 years old, according to the city filing.

The city filing says the tenant would “emphasize child development and building character in students and also focusing on school readiness in math, language, and literacy, and enrichment programs which include music, arts, gardening and foreign language.”

The Meridian Planning and Zoning Commission is scheduled to hear the proposal at 6 p.m. Thursday, Oct. 21, in the City Council Chambers.

Glenn Walker, of Boise, applied to build a new office/light industrial building at 950 Hickory Ave. in Meridian, near the intersection of Pine Avenue and Eagle Road.

The city filing says the building would be 19,754 square feet.

Greg Toolson, of Toolson JGT Architecture in Nampa, applied to build an office building for multiple tenants at 6349 N. Linder Road in Meridan.

The 8,124-square-foot building would be in the southwest corner of Linder Road and Chinden Boulevard, according to the city filing.

Star

Brian Sinderhoff of Sterling Land Development LLC, in Eagle, seeks to build a 100-house subdivision in Star.

The subdivision, Cherished Estates, would be located on 40 acres on the south side of Floating Feather Road, at the intersection of Floating Feather Road and Rook Way, the city filing said.

The Cherished Subdivision is another proposal for more homes in Star, a city that has seen immense growth over the past few years.

The land is being used for agriculture

The City Council was expected to consider the proposal.

Notable

Rents in Boise rose at a slower rate than most cities last month, according to an Apartment List report.

Boise rent increased by 0.6% from July to August compared with 2.15% nationally, ranking it 96th for month-over-month growth out of the 100 largest cities in the country.

Year-over-year growth rates however, rank Boise as the third-fastest-growing city with a 29% increase.

Median rents stand at $1,102 for a one-bedroom apartment and $1,308 for a two-bedroom, Apartment List said.
