California developer proposes hundreds of upscale apartments in Southeast Boise
A Southern California developer plans to build an upscale apartment complex with 254 units at Harris Ranch in Southeast Boise.
High Rhodes Property Group of Irvine has submitted an application to the city after receiving approval by the Harris Ranch Review Board.
The company seeks to build nine three-story buildings on the north side of East Warm Springs Avenue between South Old Hickory Way and South Wise Way. The development would be built on both sides of South Trailwood Way.
Each building would contain 20 to 30 apartments, split between studios and one-, two- and three-bedroom units. Forty-five percent of the apartments would be one-bedroom units and 43% two-bedroom, according to plans submitted to the city.
Apartment space would average 591 square feet for a studio, 705 square feet for a one-bedroom apartment, 1,038 square feet for a two-bedroom unit and 1,267 for a three-bedroom apartment.
Ground-floor apartments would have a patio, while those on the upper floors would have an outdoor balcony.
The complex would have 376 parking spaces. Sixteen spaces would be in a private garage, another 56 would be covered spaces inside the buildings, 88 in carports and 71 uncovered. There would also be 84 bicycle spaces.
High Rhodes did not immediately reply Tuesday to a request for information on the company’s planned construction schedule or rent prices.
The average rent of a one-bedroom apartment in Boise in May was $743 per month, according to Apartment List, a national rental listing website. The average was $954 for a two-bedroom apartment and $1,380 for a three-bedroom.
Earlier this month, the Boise School District announced it will delay opening of a new elementary school in Harris Ranch until 2024. The school had been scheduled to open in 2022 but the opening has been pushed back due to upcoming budget cuts caused by the coronavirus pandemic.
