Meridian

The Galena Opportunity Fund, a Boise-based developer, has applied for a conditional use permit to build a mixed-use apartment complex with ground-floor retail on 6 acres near the intersection of Broadway and Main Street in downtown Meridian. For years, the site has been controlled by Union Pacific Railroad. Local developer Bill Ditz had the property under a contract to purchase in previous years, although he failed to close the deal. This year, the Galena Opportunity Fund, which is headed by Bill Truax, plans to close on the parcel.

The project, called Meridian Station, would be built in two phases. The first phase would see the construction of 360 apartments — including studios, 1-bedroom and 2-bedrooms — comprising 293,964 square feet. It would also include 29,000 square feet of retail. The second phase would include building two office towers, each around 120,000 square feet each, that will appeal to tech companies and startups.

The developers are requesting permission to build up to 100 feet, or about 7 stories. They expect construction to begin late in spring 2020.

Trevor Gasser Investments of Bountiful, Utah, seeks a conditional use permit to build 101 apartments on 6 acres north of Lost Rapids Drive, west of North Ten Mile Road.

The apartments would be broken into nine buildings and include 30 one-bedroom units and 71 two-bedroom units. It would also include a clubhouse, fitness center, pool, dog park and on-site storage.

Caldwell

Hayden Homes has applied to build 323 houses on farmland near the intersection of Linden and Ward Roads, south of Skyway Elementary School.

Boise

Mike Baughman of Townhomes on the Avenue is seeking a zoning change to allow the development of 18 townhouses at 612 N. Avenue H. The request includes 902, 904 and 910 E. Logan St. The project would include eight buildings and two common lots. Sixteen of the homes would have three stories, the other two would have two.

Emily and Andrew Wyckoff are seeking a permit to build an indoor swimming pool inside a shop at a strip mall at 1001 N. Milwaukee St. The pool would operate as a franchise of Goldfish Swim School, based in Michigan. The pool would serve young swimmers from ages four months to 12.

Kerry Calverly will relocate one of the “St. Luke’s houses,” formerly located at 103 W. State Street, to 1416 E. Bannock Street. The home used to be the home of the St. Luke’s Women’s Life Center, which offered classes on women’s health issues.

City of Boise filings

At the new address, the St. Luke’s home will share a lot with an existing house. The St. Luke’s home will be on the front of the lot, while the existing home will stay in the back and will become an accessory dwelling unit.

Star

Real estate agent Jeremy Telford bought 2 acres at 10580 State Street, between Star and Plummer Roads, near Star Mercantile. The building on the lot is a former motel that has since been condemned. Telford is applying to rezone the lot to Central Business District and will eventually demolish the motel with hopes to resell the land to a developer.

The Meridian Chamber of Commerce has hired Sean Evans, of Meridian, as CEO.
