In early 2014, a story in the Idaho Statesman identified a potential robust market for hotels in Boise.
About this time last year, we ran another story on the same topic, this one predicting that, because of plans for six Boise hotels announced in 2015, 2017 would be a big year for newly opened Boise hotels, especially Downtown.
We didn’t anticipate anything like what has occurred in the time since.
Over the past several months, a couple of hotel proposals have fallen apart, but three Downtown hotels are under construction — one on Bannock Street between 10th and 11th streets and two on the corner of Myrtle Street and Capitol Boulevard. Major Downtown developer Gardner Co., after scrapping a plan for two convention-style hotels on the lot between 11th, 13th, Myrtle and Front streets, has now proposed a less ambitious hotel on the same lot.

Clay Carley, another Downtown developer, wants to build a hotel on the north side of Front Street between 5th and 6th streets.
Now, Burton Hotel Group of Tulsa, Okla., is proposing another Boise hotel. This one, a four-story Comfort Inn, would not be Downtown. It would be near the airport at 3625 Elder St. — just north of Interstate 84 and west of Vista Avenue. BRS Architects of Boise designed the building.
A lot has to happen before the Carley and Burton hotels start coming out of the ground. Burton’s proposal goes before Boise’s Planning and Zoning Commission on Sept. 12. Two days later, a city board will consider Carley’s application for a streetscape variance. That’s one of many hurdles Carley and his team must jump before breaking ground.
The same could be said about the many planning and permitting obstacles Burton must negotiate.
Nevertheless, the fact that so many hotel projects are getting started in Boise, even with three hotels representing roughly 450 rooms already under construction, confirms our suspicions from more than two years ago that there is, in fact, a robust market for hotels here.
