More Broncos Downtown? BSU eyes space in Gardner's City Center Plaza

What kind of space? Boise State University is asking for permission to lease more than 53,000 square feet in the Gardner Co.'s City Center Plaza, a two-building, retail/office/convention/parking complex Gardner plans to build on U.S. Bank Plaza.

What for? The university wants to operate part of its computer science department out of the second and third floors of the Clearwater Building just west of the U.S. Bank tower. The idea is to put tech students in a place where they're hobnobbing with people from Boise's tech firms, such as Clearwater Analytics, which will occupy the Clearwater Building's upper floors, and marketing specialist Balihoo.

How much would it cost? Gardner is offering to rent Boise State the Clearwater Building space for $856,784 for the first year. The university would have the opportunity each year to buy the space. The purchase price would decline from $9.1 million in the first year to $1 after 20 years.

Who has final say? The State Board of Education. The board is scheduled to take up Boise State's request during its meeting Thursday in Idaho Falls.
