RESIDENTIAL DEVELOPMENT OFF OVERLAND NEAR FIVE MILE

Heartland Homes LLC seeks a modification of a previously approved planned residential development at 1411 S. Goldking Way in a R-2D/DA (combined residential with design review and a development agreement) zone. Changes include a modification of the site layout, removal of single-family attached homes, and the addition of four apartment buildings, resulting in an overall increase of 51 dwelling units.

In a related request, Union Station subdivision No. 3 seeks a proposed preliminary plan for a mixed residential subdivision with 37 buildable lots and five common lots. The property is zoned R-2D on 9.7 acres, located on the west side of South Goldking Way about 6,300 feet north of West Overland Road. Deferred from Jan. 7.

Willward Inc. seeks a conditional-use permit for a nine-unit planned residential development comprising three triplex buildings. The 0.7 acre site is at 3219 W. Targee St. in a R-2D (combined residential with design review) zone. Deferred from Jan. 7.

City of Boise recommends new citywide design standards and guidelines and accompanying ordinance language requiring compliance with the new standards in Section 11-03-04.12C (D) (III).

City of Boise seeks a zoning ordinance amendment modifying front and street side setbacks for buildings in C (commercial) zones. They would be reduced from 20 feet to 10 feet. Parking would be increased from 7 feet to 10 feet. Front and street side setbacks for buildings in the N-O zone would change from 15 feet to 10 feet, and in the L-O zone from 20 feet to 10 feet.

Metolius Trust LLC seeks a conditional-use permit for a temporary gravel parking lot associated with an existing retail development. A request to exceed parking maximums is included with the application. The 1.7-acre site is at 350 E. Myrtle St. in an R-ODD (residential office with downtown design review) zone.

Firehouse No. 6 seeks a conditional-use permit to operate a social/recreation center on a 0.56 acre site at 1620 N. Liberty St. in a R-2 (combined residential) zone.

Image National Inc. seeks a variance to exceed the maximum allowable background area for two wall signs proposed on an existing building being converted into a new hotel. The 3.3-acre site is at 475 W. ParkCenter Blvd. in an L-OD (limited office with design review) zone.

Sallie Herrold seeks a conditional-use permit for a 790-square-foot expansion to a nonconforming use (yoga studio) with a parking reduction. A request for two projecting and two wall signs are also included. The 0.13-acre site is located at 1319 N. 8th St. in a R-2HD (combined residential with historic design review overlay) zone.

Pacific West Communities Inc. seeks conditional-use and hillside-development permits for a 10-unit planned residential development consisting of detached-single family homes. The 10-acre site is at 150 E. Sherman St. in an R-1B (single family residential) zone. In a related request, Sherman Hollow subdivision seeks a proposed preliminary plat for a single-family residential subdivision with 19 buildable lots and three common lots.
